Hereinafter “the Real Estate Company”.
By accessing and remaining on the Website, the User accepts these general terms and conditions. The User acknowledges that the use of the Website is governed by the general terms and conditions in force at the time of their most recent access. These terms are available in Italian and English. In the event of any discrepancy between the two versions, the Italian version shall prevail.
Before carrying out any operation on the Website, the User must read the general terms and conditions and must print and store a copy of them on a durable medium that enables the User to retain the information addressed personally to them and allows future access for a period appropriate to the purposes for which it is intended, and that allows identical reproduction of the stored information.
- Definitions
The terms and expressions listed below have the meanings indicated, it being understood that terms defined in the singular also apply to the plural and vice versa.
User: any natural person who uses the Website for purposes unrelated to any business, commercial, artisanal, or professional activity they may carry out, and who is 18 years of age or older.
Parties: collectively, the Real Estate Company and the Users.
Reserved Area: the part of the Website made exclusively available to the User, through which they may access specific functions after authentication.

- Content
The content of the Website is for information purposes only. Although utmost care is taken in maintaining the Website and selecting its content, the Real Estate Company assumes no responsibility for the accuracy, completeness, or currency of the data and information on the Website or on linked sites; therefore, all liability is disclaimed for errors or omissions arising directly or indirectly from the use of the data and information on the Website. Users must verify the accuracy of the information on the Website before taking any action.
- Registration
The User must provide personal contact details relating exclusively to themselves and not shared with third parties.
- Property Reservation Service
The Website allows the User to reserve an apartment for 24 hours (or a different predetermined period), during which it will not be visible or available on the Website ("Reservation"). If the purchase offer is not finalized within 24 hours (or the specified period), the reserved apartment will become visible and available again on the Website. Only one apartment may be reserved, and only once. To complete the Reservation, the User will be asked to enter their credit card number, and the Website will verify that the indicated amount is available on that card. Only at that moment will the apartment be reservable. After the Reservation, the indicated amount will be blocked and therefore unavailable on the credit card for 24 hours (or the specified period). At the end of the Reservation period, whether or not the purchase offer is finalized, the blocked amount will return to availability according to the contractual timing defined by the User’s bank. In both cases, no charge will be made.
- Purchase Offer Submission Service
The Website allows the User to submit a purchase offer using, alternatively:
editable templates provided directly by the Real Estate Company. The User may access a text-editing area, modify the proposed text, and send their unilateral offer directly to the Real Estate Company through the systems made available on the Website;
a customized offer creation process, guided by an operator of the Real Estate Company, who will draft a contractual text reflecting the User’s intentions.
If required by the purchase offer, the User may be asked to pay a security deposit via bank transfer or cheque. The User will be required to upload proof of the cheque or transfer.
- Credentials
The User is responsible for all activities carried out through the activated Account and must immediately notify the Real Estate Company, via email, of any unauthorized use of their account or access to the Reserved Area.
- Intellectual Property Rights and Trademarks
The Website, considered in its entirety, as well as all material contained therein, is protected by copyright and other intellectual property laws.
The content published or available on the Website—including, by way of example but not limited to, trademarks, logos, images, press releases, documents, software, and code used to implement the Website—is the exclusive property of the Real Estate Company or used with authorization or license from the respective owners.
The Real Estate Company reserves all rights, including reproduction rights. The User may use such content only when strictly necessary for proper use of the Website. Any other use is prohibited. Copying or reproducing any text on the Website or on other sites managed by the Real Estate Company is not permitted.
- Security
The security of data transmitted over Internet protocols cannot be guaranteed with absolute certainty. Third parties may intercept transmissions or private communications sent through the Website without the permission or knowledge of the Real Estate Company, which undertakes to adopt appropriate security measures but cannot guarantee the security of all transmitted information nor secure access to the Website.
- Maintenance
The Real Estate Company reserves the right, at its sole discretion, to interrupt or suspend the Service at any time to maintain, modify, and/or update the Website. During these activities, the Website may be temporarily unavailable or unusable.
- Links
Hyperlinks on the Website may direct the User to web pages on sites other than the present one, which may be of interest.
The User acknowledges that the Real Estate Company has no control over the content of such sites and, as a mere third party, has no responsibility for their content or material, including advertising, disseminated on such external sites or resources.
- Applicable Law
These terms and conditions of use are governed by Italian law.
- Processing of Personal Data
For the processing of Users’ personal data, please refer to the relevant privacy notice available on the Website.
Specific Notes on Content, Texts, and Images
All technical and graphic documentation on the Website, including 3D models, design proposals, and furnishing suggestions, is purely indicative and intended solely as illustrative material. It does not constitute a contractual element. Some of the images on the Website are created using computer graphics techniques (photorealistic renderings), referring to façade details, elevations, common areas, private areas, and interiors, solely to show a potential future realization and/or customization possibilities. Therefore, all information, descriptions, and images are purely indicative and representative, and are subject to change during construction.
